When Do You Need a Deck Permit?

  • Any elevated deck structure.
  • Replacement of structural or safety components — beams, joists, stairs, or railings.
  • Any deck with electrical work (lighting, outlets).

Step-by-Step: Applying for a Deck Permit

Step 1 — Call JULIE Before You Dig

Call 811 or visit illinois1call.com to have buried utilities marked. This is free, required by law, and protects you from hitting gas, electric, or water lines when digging footings.

Step 2 — Check Your Setbacks and Lot Coverage

  • Setbacks. Decks are prohibited in the front yard, side yard, and corner side yard. Must be in the rear yard, per zoning district setback requirements.
  • Lot coverage / impervious surface limits. Under §5-20-1, lot coverage includes all structures and impervious surfaces. A new deck adds to your total. If you’re near the maximum, the deck could push you over — requiring a variance or reduction elsewhere.

Step 3 — Prepare Your Application and Documents

  • Completed permit application.
  • Plat of survey drawn to scale with proposed deck drawn to scale and dimensions labeled.
  • Deck framing sketch showing all framing and pier components with lumber sizing, spacing, and spans.
  • Mechanical connection specs — product ID and manufacturer specifications for all hardware.
  • PE site plan — required only if altering topography or disturbing 5,000+ sq ft.

Step 4 — Submit Your Application

Applications can be mailed, hand-delivered, or dropped off at Village Hall (925 Burlington Ave). Include the applicable permit fee.

Step 5 — Plan Review

Staff reviews for compliance with building codes and zoning. You’ll be contacted when the permit is ready.

Step 6 — Post Your Permit and Build

Permit placard must be displayed on-site, viewable from public right-of-way, until project completion. Approved plans must be on-site for all inspections.

Impervious Surface and Lot Coverage

Under Lisle Village Code §5-20-1, lot coverage includes all structures and impervious surfaces on your property — house, garage, driveway, patio, walkways, and deck. Each zoning district has a maximum.

  • A new deck increases your lot coverage. Even elevated decks count.
  • Patios and flatwork also count. If adding both, both contribute.
  • Green roof reductions available — equal to the green roof system area.
  • Stormwater implications. Lisle is a partial waiver community under DuPage County’s Countywide Stormwater Ordinance. Additional requirements may apply if impervious surface exceeds certain thresholds.

Deck Construction Standards

  • Frost depth: 42 inches minimum.
  • Structural lumber: Must be pressure-treated or naturally decay-resistant. Other materials require prior approval.
  • Fasteners: Hot-dipped galvanized, stainless, silicon bronze, or copper only.
  • Guard rails: Required at 30”+ above grade. Min 36” height, max 4” baluster spacing.
  • Stairs: Min 36” wide, max 7-3/4” riser, min 10” tread. Handrail at 4+ risers.
  • Ledger board: Per IRC R507.9 with min 0.019” flashing. Not on bay windows, doors, or bump-outs.
  • Lateral connections: Required at 30”+. Hold-down devices in 4+ locations (min 750 lb each).
  • Grading: Ground under deck must slope away from house.

What You Can’t Do

  • No decks in front, side, or corner side yards. Rear yard only.
  • No construction on easements.
  • No exceeding lot coverage. Variance required if over the maximum.
